Rental Income Tax Canada: Complete Guide for Landlords and Investors

Rental income tax Canada applies when you earn money from renting out property — residential or commercial. Whether you own a single rental condo in Mississauga or a portfolio of investment properties across Ontario, CRA taxes rental income as ordinary income in the year received, with specific allowable deductions that can significantly reduce your taxable rental income. Pathak Professional Corporation helps Ontario landlords and real estate investors file accurate T776 returns and maximize legal deductions. Call 437-872-7399.

How CRA Taxes Rental Income in Canada

Rental income is reported on Form T776 (Statement of Real Estate Rentals), which is attached to your personal T1 return. The key formula:

Gross rental income − Deductible expenses = Net rental income (or loss)

Net rental income is added to your other income and taxed at your marginal rate. In Ontario at a $100,000+ income level, additional rental income is taxed at 43.41% (combined federal + Ontario).

What Qualifies as Rental Income?

  • Monthly rent from tenants in residential properties (apartments, condos, houses, basement suites)
  • Short-term rental income from Airbnb, Vrbo (now regulated and taxed)
  • Commercial property rent
  • Subletting income
  • Parking space income
  • Lease cancellation payments received from tenants

Note: Airbnb income may also trigger GST/HST if annual revenue exceeds $30,000. See our GST/HST registration guide.

Rental Income Tax Deductions Canada

Deductible Expense Deductible? Notes
Mortgage interest Yes INTEREST ONLY — not principal
Property taxes Yes Municipal and education taxes on rental property
Insurance premiums Yes Landlord/fire/liability insurance
Property management fees Yes Fees paid to management company
Maintenance and repairs Yes Routine repairs only; not capital improvements
Utilities paid by landlord Yes Heat, electricity, water if landlord pays
Advertising costs Yes Listing fees, signage, rental platform fees
Legal and accounting fees Yes CPA fees for T776, legal fees for leases
Capital Cost Allowance (CCA) Optional Use with caution — recapture risk on sale
Principal mortgage payments Never Principal reduces debt; not a rental expense

Capital Cost Allowance (CCA) on Rental Property

You can claim CCA on your rental building (not the land) at 4% per year (Class 1). However:

  • CCA creates recapture on sale: Any CCA claimed is taxed at full marginal rates when you sell — not at the capital gains rate
  • CCA cannot create a rental loss: You can only reduce rental income to zero, not create a loss
  • Land is not depreciable: Allocate purchase price between land and building

For most Mississauga real estate investors, our real estate accountant team recommends NOT claiming CCA unless there is a specific strategic reason, given the recapture risk on sale.

Rental Property Capital Gains Tax in Canada

When you sell a rental property, you trigger a capital gain. The calculation:

Proceeds of disposition − Adjusted Cost Base (ACB) − Selling costs = Capital gain

  • 50% of the capital gain is included in income for individual gains up to $250,000
  • For gains over $250,000, the federal inclusion rate increases to 66.67% on the excess (2024+)
  • The principal residence exemption (PRE) may partially or fully exempt the gain

Example: Mississauga condo purchased 2015 at $380,000 ACB, sold 2024 for $850,000:

  • Capital gain: $850,000 − $380,000 − $25,000 (costs) = $445,000
  • 50% inclusion on first $250,000 = $125,000 included
  • 66.67% on the $195,000 excess = $130,007 included
  • Total included in income: $255,007
  • Tax at Ontario top rate 53.53% = approximately $136,550

See our capital gains tax Canada guide for full rules and strategies.

Anti-Flipping Rule: 12-Month Rule for Rental Property

Effective January 1, 2023, gains on residential property sold within 12 months of purchase are treated as fully taxable business income:

  • No 50% capital gains inclusion — 100% taxed at marginal rate
  • No principal residence exemption
  • No Lifetime Capital Gains Exemption

Exceptions include death, divorce, new child, work relocation, and bankruptcy. Our real estate accounting team reviews every property sale timeline before filing.

Personal vs Corporate Rental Property Ownership

Factor Personal Ownership Corporate Ownership
Tax rate on rental income Up to 53.53% marginal rate 50.17% (corporate passive income rate)
Capital gains on sale 50% inclusion; PRE possible 50% inclusion; no PRE
Income splitting Limited options Dividend splitting (subject to TOSI)
Mortgage financing Easier personal qualification More difficult; higher corporate rates

For most Mississauga investors with 1–3 properties, personal ownership is simpler. For 4+ properties, corporate holding may offer advantages. See our holding company Canada guide.

CRA Audit Triggers for Rental Income

  • Rental losses reported year after year (CRA may challenge reasonable expectation of profit)
  • Large CCA deductions creating rental losses
  • Unreported Airbnb income (CRA receives data from platforms)
  • Property sold shortly after purchase without reporting as business income
  • Personal expenses claimed as rental expenses on a mixed-use property

Our CRA audit preparation guide covers how to document rental deductions to withstand CRA review.

Frequently Asked Questions

Do I need to report Airbnb income on my Canadian tax return?

Yes. All Airbnb and Vrbo rental income must be reported to CRA. CRA has data-sharing agreements with major platforms and compares reported income against platform records. Short-term rental income may be classified as rental income (T776) or business income (T2125) depending on the services you provide. Pathak CPA determines the correct classification for every short-term rental client. Call 437-872-7399.

Can I deduct renovations and improvements on my rental property?

Capital improvements (new roof, addition, kitchen renovation) are NOT immediately deductible — they are added to your Adjusted Cost Base and depreciated as CCA at 4% per year. Routine repairs and maintenance (painting, fixing a broken window, replacing an appliance) are deductible as current expenses in the year paid. Our real estate accounting team reviews every property improvement for proper tax treatment.

What is the difference between rental income and business income for CRA?

Rental income (T776) applies when you provide basic landlord services: space, utilities, and maintenance. Business income (T2125) applies when you provide significant additional services — hotel-like services, meals, housekeeping, or concierge. For most residential landlords, T776 is correct. For Airbnb operators providing hotel-style services, CRA may reclassify to business income, changing the deductions available and potentially requiring GST registration.

What records should I keep for rental income tax purposes?

CRA requires records for 6 years from the tax year end. Keep: all rent receipts and tenant payment records, mortgage statements (showing interest breakdown), property tax bills, insurance premiums, utility bills, repair invoices, documents showing original purchase price and capital improvements, and sale documentation. Our Mississauga CPA team provides document checklists for every rental income client.
